Often times Design/Build is the best
approach for a project. It allows
us to reduce the overall time frame
required for the project by working
through many of the
details of the design while also working
on the budget. This delivery
system also allows value engineering to
take place during the design
process rather than once the design is
complete. As part of our
Design/Build services we begin by
analyzing our client's needs and then see
the project through from concept to
completion.
These definitions
help explain the difference between the
Design/Build and the typical
Design-Bid-Build method of project
delivery systems.
Design-Bid-Build: This is the project
delivery approach where the Owner
commissions an architect or engineer to
prepare drawings and specifications
under a design services contract, and
separately contracts for at-risk
construction, by engaging a contractor
through competitive bidding or
negotiation.
Design-Build: Also known as
“design-construct” or “single
responsibility”, Design-Build is a
system of contracting under which one
entity performs both
architecture/engineering and
construction under one single contract.
Companies preparing
to build a new facility should consider
the design-build project delivery
system, which combines design and
construction contracting in one
agreement and provides owners with
"one-stop shopping" for all design and
construction-related activities. |
